Cleaning & Maintaining Refrigeration Equipment: Longer Service Life
Commercial refrigerators and freezers operate 24 hours a day, 365 days a year – and are most often forgotten when it comes to maintenance. Yet maintenance here determines service life, energy consumption, and food safety: a dusty condenser can increase energy consumption by 20 percent or more and ultimately leads to compressor damage – the most expensive repair for the entire unit. With a simple routine of cleaning, visual inspection, and documentation, your refrigeration equipment will last significantly longer.
Why maintenance saves real money
A refrigeration unit transports heat from inside to outside. Anything that impedes this heat exchange – dust on the fins, iced evaporators, leaking doors – forces the compressor to run longer. The consequences: higher electricity costs, increased wear and tear, fluctuating internal temperatures, and, in the worst case, spoiled goods. Regular maintenance is therefore not optional but one of the most profitable measures in the kitchen.
Dusting condenser and fins
The condenser is located depending on the design behind a grille at the front, on the back, or on top of the unit. Its fine fins attract dust, grease mist, and lint like a magnet.
- Turn off the unit or disconnect from the power supply.
- Remove the cover grille and clean the fins with a soft brush or vacuum cleaner with brush attachment – always in the direction of the fins to avoid bending them.
- In grease-exposed environments (near the stove), carefully loosen adhered dust with a brush and mild cleaner.
- Interval: at least every three months, monthly in dusty or greasy environments.
Also ensure adequate air circulation: ventilation grilles must never be blocked by cartons or equipment.
Check and maintain door seals
Porous or dirty magnetic seals allow warm, moist air inside – the evaporator ices up, and the compressor runs continuously. Wipe the seals weekly with mild dishwashing detergent water and inspect them for cracks. The paper test reveals weak spots: a trapped paper strip must encounter marked resistance when being pulled out. Damaged seals should be replaced immediately – the costs are minimal compared to the extra power consumption.
Hygienic cleaning of the interior
Clean the interior weekly, immediately upon visible contamination: empty and store goods in a cool place temporarily, remove racks and support rails, wipe all surfaces with food-safe cleaner, rinse with clear water and dry. Do not forget the condensate drain channel and outlet – clogged drains cause water puddles and odours. Defrost and check drainage
Modern units defrost automatically – nevertheless, regularly check for ice build-up on the evaporator. An ice layer acts like insulation and massively worsens cooling performance. For manually defrosted freezers, defrost at latest once about five millimeters of ice has formed; never use sharp objects to assist. When defrosting, also check the condensate evaporation tray at the compressor for contamination.
HACCP: Documenting temperatures
Maintenance includes inspection: according to HACCP principles, cooling temperatures must be checked and documented regularly – usually at least once daily per unit. Use a separate thermometer to verify the unit’s display and note deviations along with corrective measures taken. Rising temperatures at the same setpoint are often the first indication of a dirty condenser or defective seal – thus your HACCP documentation doubles as an early warning system.
Common mistakes
- Not dusting the condenser for years – most frequent cause of compressor damage.
- Blocking ventilation openings or installing units without wall clearance.
- Storing warm food directly – the unit ices up and adjacent goods warm up.
- Removing ice with knives or screwdrivers – a puncture to the evaporator means total loss.
- Using chlorine-containing or abrasive cleaners on stainless steel.
- Replacing door seals only after the unit is already running continuously.
