Cleaning & Maintaining Refrigeration Equipment: Longer Service Life
Commercial refrigerators and freezers operate 24 hours a day, 365 days a year – and are most often forgotten when it comes to maintenance. However, it is precisely here that maintenance determines service life, energy consumption, and food safety: a dusty condenser can increase energy consumption by 20 percent or more and ultimately leads to compressor damage – the most expensive repair on the entire appliance. With a simple routine of cleaning, visual inspection, and documentation, your refrigeration equipment will last significantly longer.

Why Maintenance Saves Real Money
A refrigeration appliance transports heat from inside to outside. Anything that impedes this heat exchange – dust on the fins, iced-up evaporators, leaking doors – forces the compressor to run longer cycles. The consequences: higher electricity costs, increased wear and tear, fluctuating internal temperatures, and in the worst case, spoiled goods. Regular maintenance is therefore not a luxury but one of the most cost-effective measures in the kitchen.
Dusting the Condenser and Fins
The condenser (recooler) is located depending on the design behind a grill at the front, on the back, or on top of the unit. Its fine fins attract dust, grease mist, and lint like a magnet.
- Turn off the appliance or disconnect it from the power supply.
- Remove protective grille and clean the fins with a soft brush or vacuum cleaner with brush attachment – always in the direction of the fins to avoid bending them.
- In grease-prone environments (near the stove), carefully loosen sticky dust with a brush and mild cleaner.
- Interval: at least every three months, monthly in dusty or greasy environments.
Also ensure sufficient air circulation: ventilation grilles must never be blocked with cartons or appliances.
Check and Maintain Door Seals
Porous or dirty magnetic seals let warm, moist air into the unit – the evaporator freezes, the compressor runs continuously. Wipe the seals weekly with mild dish soap water and check for cracks. The paper test reveals weaknesses: a trapped paper strip must resist noticeably when pulled out. Damaged seals should be replaced immediately – the costs are low compared to the additional power consumption.
Hygienic Cleaning of the Interior
Clean the interior weekly, immediately if visibly soiled: remove goods and store temporarily in a cool place, take out racks and support rails, wipe all surfaces with a food-safe cleaner, rinse clearly and dry. Don’t forget the condensation drain channel and drain – blocked drains cause water puddles and odours. Defrost and Check Drainage
Modern appliances defrost automatically – nevertheless, regularly check whether ice buildup occurs on the evaporator. An ice layer acts like insulation and severely impairs cooling performance. For manually defrosted freezers: defrost at the latest when the ice layer is about five millimetres thick, never use pointed objects to assist. Also check the drip tray at the compressor for dirt during defrosting.
HACCP: Document Temperatures
Maintenance includes monitoring: according to HACCP principles, cooling temperatures must be checked and documented regularly – usually at least once daily per appliance. Use a separate thermometer to cross-check the appliance display and note deviations along with measures taken. Rising temperatures at the same setpoint are often the first sign of a dirty condenser or a defective seal – your HACCP documentation thus becomes an early warning system.
Common Mistakes
- Not dusting the condenser for years – the most common cause of compressor damage.
- Blocking ventilation openings or installing appliances without wall clearance.
- Storing hot food directly – causes the appliance to frost up and neighbouring goods to warm.
- Removing ice with knife or screwdriver – a puncture in the evaporator means total loss.
- Using chlorine-based or abrasive cleaners on stainless steel.
- Replacing door seals only after the appliance is already running continuously.
